We begin at the initial consultation phase with a comprehensive evaluation of your property's flood risk and current compliance status, assessing flood plain elevation, municipal restrictions, and depreciated structure value.
2. Tailored Approach
Our team develops a tailored plan for your home, addressing the following common considerations:
- Depreciated Structure Value: This value, which can be found on the property appraisers website or on a recent appraisal, will inform us of your contract price limitations per the FEMA 50% rule, which states that "if the cost of improvements or the cost to repair damages exceeds 50% of the market value of the building, it must be brought up to current floodplain management standards". If this value is too low to achieve your remodel with, we will discuss alternative solutions. Typically beginning with the possibility of ordering an updated appraisal, which could yield a higher "market value" and thus a higher "50% allowance", or considering a smaller project scope, or considering avenues that would make your property fully-compliant and thus not subject to the 50% limitation.
- Municipality Restrictions: Each municipality has their own unique floodplain restrictions and codes, in addition to the federal (FEMA restrictions). Such as "cumulative limits" which can limit a homeowners ability to use their 50% limit to only one per "x" years.
